Lt. Gov. Patrick Priority: Removing Barriers to Affordable Housing

SB 15 limits municipal authority over residential lot sizes and density in cities with populations over 90,000. It prohibits cities from enforcing zoning regulations that require lots to be larger than 1,400 square feet or wider than 20 feet. The bill also restricts setbacks, parking requirements, and height limitations for small lots while allowing municipalities to mandate shared driveways and permitting fees. It grants property owners legal recourse against municipalities that violate these provisions, including the ability to sue for damages.
